Ålandsbanken, ICA Banken och Ikano Bank startar tillsammans med Söderberg & Partners och Borgo ett gemensamt hypoteksbolag. Att det gemensamma bolaget kommer till stånd beror sannolikt och i mångt och mycket på att SBAB tidigare avslutat sitt samarbete med både Ikano Bank och ICA Banken.
Ett bolånesamarbete med kniven på strupen
Ikano Bank har sedan samarbetet med SBAB avslutades inget bolåneerbjudande alls. Och ICA Banken, vars samarbete med SBAB upphör den 1 december 2019, riskerar då att hamna i samma situation. Den tredje banketören Ålandsbanken erbjuder däremot bolån i egen regi idag. Med samarbetet vill Ålandsbanken troligen bredda sin repertoar och erbjuda mer än bolån med tre månaders bindningstid, vilket enligt tillgänglig statistik är det som i huvudsak tecknats av deras kunder. Det finns goda förutsättningar för framgång; men samtidigt är frågan om samarbetet så att säga tvingats fram med kniven på strupen.
Tre blir en – en reducering av antalet bolåneaktörer med två. Eller!? ?
Att vi får en ny aktör på bolånemarknaden är positivt. Det bör innebära mer konkurrens och lägre bolåneräntor för dig med bolån. Dock är det idag oklart om samtliga banker i samarbetet kommer att ha samma erbjudande eller om de så att säga ska ”konkurrera” med varandra. Skulle det förstnämnda gälla skulle antalet aktörer i sådana fall minska. Detta eftersom tre aktörer nu kommer att ha ”samma” erbjudande. Men eftersom Ikano Bank och ICA Banken haft eller har SBAB:s ränteerbjudande medan Ålandsbanken haft en egen lösning, innebär samarbetet att antalet aktörer ”bara” kan sägas minska med en.
Ett samarbete mellan fem parter innebär samtidigt att det är många aktörer som ska dela på kakan. Missförstå mig rätt, bankerna tjänar idag bra med pengar på sina bolån, så det finns goda möjligheter att sänka bolåneräntorna. Men för att det inte bara ska bli smulor över till samtliga samarbetspartners kanske prispressen inte blir vad den kunde blivit med färre aktörer i samarbetet. Något som kan råda bot på det är att även Söderberg & partners kommer bli mer aktiva med att förmedla eller distribuera bolån till sina kunder; och att intäkterna härigenom kommer av kvantiteten av bolån.
Bolånemarknaden behöver ett räntekrig
Ingen rök utan eld sägs det. Vi får verkligen hoppas att de tre banketörerna med sina två samarbetsparters skjuter skarp. För vi behöver mer än lösa skott för att få ner räntorna på bolånemarknaden till en mer rimlig nivå. Givetvis ska bankerna tjäna pengar på sina bolån. Men inte så mycket som idag!
